Buying a new build home is an exciting process! However, without the proper plan this process can get overwhelming and stressful. Sales agents at the communities you visit are incentivised to sell in their community. They are knowledgeable on their product (as they should be), but maybe not as familiar with the area they are selling in. This is because the sales agents may move from community to community and live in another part of town. Builders sales agents also cannot sell outside of their builders communities. To save you time and energy, you should do your research to find the best Realtor® that can meet your needs. I have put together some brief steps to give you an idea of what to expect when working with me to find your perfect new build home in the right community. I will work diligently to find the home that meets your criteria. Best of all, you do not save any money off the purchase price of a new home by not using your own agent! With a local expert on your side you will get real advice and real service!
Step 1 – I have an extensive background in customer service. This has taught me how to listen and analyze the needs of my clients. My goal is to find the perfect home for you, not to push you into a home to make a sale. Whether you are just starting your search or you are ready to buy my process is the same. I like to start out with a conversation to see what is important to you and a little about your lifestyle. This will help me target your search and weed through the vast amount of new builders and new communities available in the marketplace right now. Can you use a site like Zillow? Sure, I have a lot of clients that show me homes on sites like Zillow or Realtor.com as a point of reference. Should you use sites like Zillow exclusively? No, reason being is that sites like Zillow are there to generate corporate revenue and do not have a stake in your families hopes and dreams. My client centric approach has you and your family in mind throughout the entire process.
Step 2 – Pre-qualification or pre-approval is an important step and should be done at the beginning of your home search. I work with many lenders and can work with your current pre-approval or recommend mortgage professionals to speak with in order to get this done. Some builders offer incentives to utilize their mortgage professionals, however, you should be aware of any affiliations with the builder along with comparing rates and fees. When we do start searching for new build homes then the fun begins! I sit down with you or go through details over the phone (if you are an out of town buyer) to ensure we are on the same page for areas, floor plans, and amenities that the communities offer. I can send you floor plans and details of the new build communities so we can narrow down the best ones to visit. This is extremely helpful if you are searching from out of town or have a busy schedule.
Step 3 –When we go look at new build homes (in person or virtual), I want you to feel that I am listening and that we found some great possibilities or even the perfect home right away! If not, I take notes on likes and dislikes to ensure that we are on the right track.
Step 4 – Once we find the perfect new build home, I work with the sales agent to determine the best strategy to secure a homesite or spec home. It is a competative market, and I stay on top of home availability. Along the way I provide guidance to navigate through the builder purchase contract, addendums, inspections, lender updates, title and escrow updates, and so much more! I even send you photo updates of the construction process! In the world of complex real estate transactions, it is important to work with someone that has knowledge and will work side by side with you during the process.
Step 5 – Closing day is exciting for everyone! I work diligently with all parties involved to ensure that we are on track with closing. Should there be any challenges along the way I keep you in the loop and work with the sales agent or proper party to help resolve. At closing, I will be with you to answer any questions you may have. Arizona is a little different than some states in which the deed to the home must record prior to you taking possession. I keep in touch with the title company and inform you right away so that I can get your keys and welcome you home!
