1. What to Bring with You
If you’ll be touring new home communities, it is important to bring your real estate agent with you. The developer or builder does have sales agents, but the sales agents exclusively represent the builder.
It may be legal for him or her to represent you as well, why take a chance that the builder’s interests will take precedence over yours? If your agent isn’t attending the tour with you, politely tell the builder’s agent that you have representation and make note of that fact on the sign-in sheet. It is not an inconvenience for us to attend the new builders model homes with you. In fact, it helps us to get an idea of what is most important to you. This brings us to a few key items:
- Create a wish list. A simple list will keep you focused on what you truly want and not the flashiness of the model.
- Take pictures. This will help you sort through the different features available with each builder.
- Bring a tape measure. Is the bedroom wide enough or will your sofa fit against the wall? This will help determine which model home works best for your lifestyle.
2. Your agent
Your agent is there to ask some of the questions you may not have thought of. This is key to finding the right builder with your needs in mind.
The builders sales agent will sell you on all the great features, but may not mention the train that goes by at 2am. This will be in the public report, but many people do not comb through this report before they buy,
Don’t be rushed into a decision by the sales agent. Your Realtor will be the buffer so that you can make the best decision possible.
There is no such thing as a stupid question when you are considering making the largest purchase of your life. Ask whatever questions pop up.
3. Be Intuitive
Model homes will be decked out way beyond the base sales price.
Your Realtor can point out standard items and will know when to take notes to ask the builder what is standard and what is an upgrade.
Many floor plans are customizable, and your agent will know where to obtain this information so that you can do some research from the comfort of your own home.
